 THE
CHALLENGE
The Bell Foundry is located on Calvert Street in the Station North
Arts and Entertainment district, the epicenter of Baltimore. Strategically
located near I-83, Pennsylvania Station, and all major bus routes,
this transit-oriented site's immediate past use was an auto shop/used
tire shop. Essentially, the building was blight on a neighborhood working
toward improvement. JBL purchased the "Bell Foundry" (named because
of its original 19th century use) with initial plans to convert the
structure into an art gallery and artist work space. This concept did
not work for numerous reasons. Now, one of the three buildings is being
renovated into 8600 feet of office/retail space while the second building
will be an attached, secure parking lot.
FINAL RESULT
JBL's long-term goal is to create a mixed use/boutique apartment on
the property. Additionally, the company is in discussion with a neighbor
to consolidate properties and build a more sizeable mixed-use project.
Potentially there will be 11,000 feet of retail/office, 60 rental units
and a 100 auto parking deck.
